A former Verizon facility, the facility has excellent telecommunications and a Verizon Global Networks Switch.
Life Safety
Existing Class E life safety systems will be completely upgraded. New fire protection sprinkler systems will be provided thoughout the building. |

Elevators
A modernization program will result in two low-rise passenger elevators and two large high-rise automatic combined passenger/freight elevators. |

Electrical
Electrical service is provided via five existing 120/208 volt, 4,000 amp service take offs. A minimum of 6 watts per RSF is provided to tenant spaces with more than 4,000 amps of additional capacity available. |

HVAC
A minimum of 4 watts of air conditioning capacity is provided with condenser water available for supplemental needs. Heating is provided through fin tube radiators at the perimeter of each floor. |

Loading Docks
Three existing loading docks are provided at Tenth Avenue. Plans include two additional interior loading docks in this area. |
